    Absolutely. Our gated community has an unbroken record of top-quality security. It is protected by an experienced security staff who record all visitors, work closely with local law enforcement, and support our community’s traffic safety.

  3. BulletIs membership in the Homeowners’ Association mandatory?
    Yes, all residents become members upon purchase of a lot and/or home in Seis Lagos.

  4. BulletWho is allowed to build in Seis Lagos?
    Any custom builder who is able to demonstrate experience and financial standing according to the requirements of the Seis Lagos Architectural Control Committee.

  5. BulletWhat is the  Seis Lagos Community Services Association?
    The SLCSA is a nonprofit corporation established as a homeowners association governed and operated by the residents of Seis Lagos.   The purpose of the SLCSA is to provide management and maintenance of common areas and recreation facilities within the community and to enforce the restrictions, rules and regulations set forth in the Covenants.

  6. BulletHow is the SLCSA governed?
    A board of directors elected by the community oversees all of the affairs of the association and meets once a month. Each of the seven members serves a two-year term. In addition, standing committees appointed by the Board assist in the overall operation and maintenance of the community. The Architectural Control Committee approves all new home plans for neighborhood compatibility and maintains building standards. The operations committee oversees the daily maintenance of the common areas and recreational facilities.

  7. BulletWhat recreational facilities does Seis Lagos have?
    The recreational facilities are available to all residents: the clubhouse built in 2008 and its meeting rooms, kitchen, party room, and  several rooms for other uses; the cabana and adjacent swimming pools and patios; the tennis courts; the playground and volleyball court; our six lakes and their shores.   All property identified as common area is maintained by the SLCSA for the exclusive use and enjoyment of the homeowners.

  8. BulletDoes the SLCSA provide any services other than property maintenance?
    Absolutely.  Our security staff remains on duty at the front gate throughout the day and nighttime hours. Lifeguards are provided at the community pools during the summer swimming season.

  9. BulletHow much are the monthly homeowners  dues?
    Monthly dues are $100.

  10. BulletWhy does Seis Lagos have Covenants?
    Seis Lagos’ Covenants are the community’s safeguards for a pleasant, welcoming appearance.  They do this two ways: with the excellent standards listed in the Covenants and with the work of the Association’s volunteer Architectural Control Committee

  11. BulletWho provides road maintenance, and water and sewer services?
    The Seis Lagos Utility District (slud), a privately owned utility district, purchases water it provides to us from the North Texas Municipal Water District. Sewer service is also provided by slud, and all road maintenance is the responsibility of SLUD.

  12. BulletWho provides utility services?
    Seis Lagos is served by a number of electric power companies, Verizon telephone and fiber optics. There is no natural gas service, but propane gas installations are allowed.

  13. BulletWithin what school district is Seis Lagos located?
    The community encompasses two school districts: Lovejoy ISD and Wylie ISD, and both provide bus service to our community’s students.  Phase IV homes all are within the Wylie ISD.

  14. BulletWhat about pets?
    “Normal” pets may be kept by residents. All must be kept within the confines of the owner’s property, or on a leash when outside. Most residents contain outside pets with invisible fences.

  15. BulletAre fences allowed?
    Fences are allowed with Architectural Control Committee approval. Courtyard fencing is allowed, using   wrought iron. Wood fences are not allowed. No perimeter fencing is allowed (including foliage), because the community values the open range and parklike setting.
